Q: Why do I need a Realtor when I can just pay a fee to have my house listed in MLS? A: Adding your home to the MLS database, without a Realtor, can have mixed results depending on your needs and expectations. While listing a property in MLS can be a powerful tool it does not do anything to differentiate your home from the numerous other properties competing against you. I, as your Realtor, have multi-leveled marketing plan which is geared to expand your home’s exposure to as many potential buyers as possible, beyond just the MLS listing. Additionally, selling a house yourself requires time, money and expertise. What is your time worth? How much money do you plan to spend on marketing? How comfortable are you in dealing with contracts, inspectors, appraisers, lenders, title companies, and closing documents? My profession is real estate. Among my many goals for you is to make the selling of your home a pleasant experience, maximize your seller proceeds, all while navigating a smooth real estate transaction from start to finish.

Q: Should I have my furnace inspected prior to listing my home? A: Yes, let me explain. As part of my pre-marketing plan for your home I provide a complimentary furnace inspection, when needed, to assess the condition of the furnace and to advert any future problems. Experience has shown contract negotiations can get extremely complicated when the closing date is fast approaching and, surprise, the home inspector just found out the furnace does not pass inspection. Knowing the condition of the furnace before the property is placed on the market is very helpful to the seller and shows good faith to potential buyers.
